Buying a house is a major investment, and one that often brings with it major stress and anxiety. But similarly you are also creating a home that you own and place where you can grow old and make dreams. Most new buyers focus on the same things, they look at the terms of the financing they are getting and they look at the obvious things like location and the potential of the property.

But very few people look at the basics and the truth is that failure to examine the structures and foundations on which the building is built could be a major disaster. So here is a quick list of some key things you should inspect before leaping in and buying a house.
Plumbing is important
It is certainly not glamorous, but it is very important to know the state of the drains. The older the house the more likely they are to be in a state and as such the more critical it is to have expert examine them for things like blockages, invasive roots or degradation. Damp is not good
Look carefully for signs of damp in the house that you are looking to buy. As with the plumbing, once again old houses can have severe issues with damp. And damp can manifest itself in many ways. It could be a mouldy, badly ventilated bathroom which is manageable, or it could be rising damp with is often the result of an absent or compromised damp-course. This latter form is more expensive to combat and if it has been around for too long it could have caused damage to the surrounding wood and masonry.
Basements and cellars must be inspected and inspected well. They might only be meant for storage and almost certainly you have no intention of spending too long down there, but you must inspect them properly so you know what is going on beneath the floor boards. It is in these out of sight places that structural issues are often the easiest to find. You can look at the state of the floor beams, assess the levels of damp and look to see the foundations of the building itself. Granted newer buildings might not have these underground rooms amongst the foundations, but if the house you are hoping to buy does have one, make sure that you do more than just stick your head through the door before making the offer to purchase the property.
